If your asphalt has a failed base, extensive cracking, or has simply reached the end of its useful life, we have the tools and experience to bring it back.
Cut, Rip, and Replace
When it comes to repairing asphalt, infrared patching is almost always the right way to go. But if your asphalt is being destroyed from the bottom up — due to weather, nature, or poor initial installation — we may need a bottom-up solution.
We can saw cut the affected area, rip it out of the parking lot, and then replace the asphalt before driveway sealcoating the entire area to ensure it looks and feels as good as new. For smaller areas of damage, we often recommend driveway crack repair or infrared asphalt patching instead.
Pothole Filling
We never recommend filling potholes, because the filling and the original surface won't ever truly bond together in order to create a single surface — instead you'll find yourself with a snugly fitting asphalt puzzle piece, placed in a hole in your parking lot. It looks okay, and it will even feel okay for a bit. But at some point, it will come loose. You haven't really fixed the problem — you've just covered it up for a while.
The only time we consider filling potholes — as opposed to infrared patching or saw cutting, ripping, and replacing — is if you know you're going to be moving and/or replacing the entire surface shortly and you are just looking for a cheap and easy solution to get you through a short period of time.
We stand by every project, so we want to ensure that everything we do stands the test of time. If standing the test of time isn't a factor though, we can fill your potholes and keep you going until your next overhaul or move.
Asphalt Resurfacing & Restoration
When your asphalt is too worn for sealcoating alone but the base is still sound, asphalt resurfacing is often the right call. We lay a fresh asphalt overlay on top of the existing surface to bring it back to life — a full asphalt restoration that costs a fraction of tear-out-and-replace while lasting for years.
Ongoing Asphalt Maintenance
The best repair is the one you never need. Our asphalt maintenance approach combines sealcoating, crack filling, and targeted repairs on a regular cadence so your parking lot or driveway stays in good shape — and you avoid the big-ticket repairs entirely. We also offer winter snow removal so the damage doesn't compound during the worst months.
